How It Works
With many projects, we are involved in the creation of the investment opportunities and management of the assets. With some projects, we partner with other investors who create the investment opportunities. We do the research, stay on top of trends, and uncover the best deals for our investors. We also only present deals to our investors that we would invest in ourselves – and in most deals we invest along side you.
So you’re probably wondering how we get paid, right? Well, we earn income based on the percentage of the profit splits allocated to the general partnership.
You see, we invest as general partners in the deals we present to our potential passive investors. We get a fee to put the deal together and then we share the cash flow with our investors, but always with our investors getting priority. We also share in the profits on the back end with our investors.
For finding the project, overseeing the management, conducting the due diligence, educating our investors, guiding them through the process, and managing investor relations, the general partners share in the profit split.
Investors never send us their funds directly. In other words, we never touch your money. Once you sign the PPM (private placement memorandum), you wire funds directly to the property account. You never pay money directly to 23rd Street Investors.
